Physical Property Services

  • Perform site visits of the community and report observations related to maintenance needs.
  • Provide, summarize and analyze competitive bid cost estimates in order to promote effective decision making.
  • As directed by the Board, prepare and execute work orders which are necessary to maintain the property and inspect work product for quality and completeness.
  • Ensure that all contractors and vendors who perform work on the property are properly insured at limits set by the Board and Premier Community Management LLC, as well as ensure that the Association and managing agent are named as “Also Named Insured” under all appropriate policies.
  • Coordinate the activities of association contractors and employees required for the operation and maintenance of the property.
  • Meet with association contractors and vendors, as necessary.

  • Participate in property walks with Board and/or committee members, as necessary.
  • Create and keep building supply and equipment inventories.
  • Recognize when it is in the best interest of the association to obtain the guidance of a professional engineer or architect.
